1. How long does the hot water tank flushing procedure take?
For most residential tanks, the process takes about 45 minutes to 1 hour. 

This includes draining, flushing, refilling, restarting the system, and performing final safety checks. Heavy sediment buildup or extra services (like anode rod replacement) may add extra time.

2. Will I lose hot water during the service?
Yes — while your tank is being drained and cleaned, there will be no hot water available.

Once we restart the system, it usually takes 30–60 minutes for your tank to heat up again, depending on the size and type of heater.

3. How often should I have my hot water tank flushed?
We recommend flushing once per year for most homes.

4. What causes the rotten egg smell in hot water?
That smell is usually caused by hydrogen sulfide gas produced by sulfur bacteria reacting with the tank’s magnesium anode rod.  Our service can include an anode rod inspection and it can be replaced depending on part availability to eliminate the odor in a separate appointment.  Anode rods should be inspected every two years - just note that the insulation surrounding the anode cap will need to be removed and cannot be replaced.

5. What are the signs my tank needs cleaning?

6. How much longer would a hot water tank last for with annual flushing?

Flushing a hot water tank annually can significantly extend its lifespan, often by several years compared to a neglected tank.

 

Average Lifespan:

No Flushing (neglected) / Poor Maintenance:  6–10 years

Flushed every few years:  10-12 years

Annual Flushing + Maintenance:  10–15+  years

  • Water quality  (hard water = more sediment)

  • Tank material (glass lined steel, stainless steel)

  • Anode rod replacement (checking/replacing it every few years adds years to the tank's life)

7. Can you still flush a hot water heater after 7 years of neglect?

Yes, we can still flush out the hot water tank but we may need more frequent flushes for significant sediment buildup.  There may be a thick layer of hardened sediment at the bottom of the tank, and the drain valve might be clogged or corroded shut.​

8. Do you do electric hot water tanks?

​​

Unfortunately, not at this time.  We service gas heated conventional hot water tanks and tankless hot water tanks.​
